立地評価手法および最適ライフステージ選定システムの開発
都心における住宅の立地評価手法と最適ライフステージ選定システムを提案した。立地評価手法では、住環境評価に関わる項目を抽出するとともに、５段階の尺度化を行った。また、ライフステージを「シングル」、「カップル」、および「アダルトファミリー」など11種類に分類した。次に、都心居住者500名に対してアンケート調査を実施し、各評価項目に対する重要度をライフステージごとに設定した。立地評価の結果とアンケート調査により得られた重要度を用いて、最適ライフステージ選定システムを構築した。本システムではAHP(Analytic Hierarchy Process)の考え方を用いて、各ライフステージの選好順序を算出した。最後に事例研究を行い、それぞれの手法の妥当性を検証した。
Development of Location Evaluation Technique and Optimal Life Stage Selection System
This paper describes the development of a location evaluation technique and optimal life stage selection system. The location evaluation technique incorporates 35 evaluation items, each with five scales. The items, which vary in importance in life stages, were scored according to the results of a questionnaire. An optimal life stage selection system was then developed using the location evaluation technique and the results of the questionnaire. The system employed the AHP (Analytic Hierarchy Process) algorithm. Case studies were performed in order to demonstrate the validity of the system.
